Full-Service Management

We offer a full array of management services. Our services include rent collection, tenant evictions, preventative maintenance, vendor contracting, cost control, accounting, and reporting services. We reduce our clients’ cost by using our preferred vendors, with whom we have developed relationships to secure favorable quality-based pricing.

Work-Out Properties

We develop and implement a comprehensive business plan for each property we manage to correct problems at minimum cost and maintain peak performance after stabilization. We are experts at handling difficult to manage properties. Underperforming properties with vacancies, delinquencies, cash flow problems, or deferred maintenance are our specialty.

Reporting

We utilize a computerized property management system to assist in managing properties and producing reports. We provide monthly reports to our clients for each property. Reports include a Cash Flow Statement, Income Register, Expense Register, and Tenant Directory. Also, year-end summaries and 1099s are produced. We can customize reports and services to our clients’ unique needs.

Renovations and Tenant Improvements

If a property we manage needs major repairs, renovations, or tenant improvements, we can almost always complete the project for significantly less than any outside contractor.
